Tesoro Viejo covers approximately 1,600 acres with up to 5,190 dwelling units at full buildout. Madera County Economic Development Commission reports that more than 1,400 homes have already been built, so the 5,190 figure represents our long-term master plan rather than the number of Tesoro Viejo homes standing today.
Different areas of the Tesoro Viejo development are at different stages. If you visit, you'll see established neighborhoods alongside areas planned for future growth.
Our approved plan also includes up to approximately 3 million square feet of office, retail, commercial, and light industrial space.

3. Enjoy 400 Acres of Open Space and Recreation
Around 400 acres of Tesoro Viejo are planned for open space and recreation. Nearly 200 acres are permanently preserved natural open space, while roughly another 200 acres are dedicated to a variety of neighborhood parks including an off-leash dog park, trails, and recreational amenities.
Our Tesoro Viejo trails now extend for more than 15 miles, with routes for walking and biking. The trail network also helps connect neighborhoods with community destinations, and some routes extend toward the San Joaquin River.

4. Students Can Attend School Within Tesoro Viejo
The on-site Hillside Elementary/Middle School serves students from transitional kindergarten through eighth grade. Hillside is part of Chawanakee Unified School District, which serves nearly 1,500 students in eastern Madera County according to our published school information.
Students can walk or bike to Hillside from parts of Tesoro Viejo. Grades 6 through 8 use a middle-school model with multiple teachers and a block schedule. Minarets High School, just up the hill, currently serves students in grades 9 through 12.

Our community calendar includes weekly gatherings as well as larger seasonal and community-wide events, giving residents plenty of opportunities to get out and spend time with neighbors.
The year-round Tesoro Viejo Farmers Market is a regular fixture, held every Thursday evening in the Town Center. Other events on the calendar include the Tesoro Viejo Spring Classic Half Marathon, the Tesoro Viejo Carnival, Trunk or Treat, Veterans Day events, and the annual Christmas Tree Lighting.

Our primary water supply comes from surface water purchased through an agreement with Madera Irrigation District. Tesoro Viejo also has on-site water and wastewater treatment facilities through Tesoro Viejo Master Mutual Water Company.
