Tesoro Viejo is an award-winning, 1,600-acre master-planned community located in southeastern Madera County. The community is on its way to becoming a vibrant hub with a walkable town center, Madera County Fire Station and Sheriff substation, school, resort-style community clubhouse/recreation center, and about 400 acres of permanently preserved natural open space, parks, recreational areas, and miles of trails.

When complete, the community will feature nine residential villages with up to 5,190 homes offering a variety of housing choices to fit all lifestyles and family needs along with non-residential opportunities for commercial, retail, professional office and light industrial. The community was honored as the 2023 National Community of the Year by the National Association of Home Builders.

Tesoro Viejo is conveniently located east of Hwy 41 at Tesoro Viejo Blvd/Avenue 15., just a ten-minute drive from north Fresno and the area’s most desirable dining and shopping including River Park, Villagio and Park Crossing Shopping Centers.

There is a richness in the land….it is an old treasure… thus its name, Tesoro Viejo, which translated from Spanish means “old treasure.”

Tesoro Viejo takes its cues from the land with its scenic topography of rolling hills, arroyos, wetlands, and access to the beautiful San Joaquin River.

The community features nearly 200 acres of permanently preserved natural open spaces specifically located around natural drainages and linked by public trails, plus an additional 200 acres or more of neighborhood parks, trails, and recreational areas.

A pedestrian-friendly community, there are about 15 miles of walking/biking trails that weave through the natural landscape of Tesoro Viejo, and beyond down to the banks of the San Joaquin River. 

The community features a vibrant Town Center with a true small town feel that includes Madera County Fire Station & Sheriff’s Substation, Camarena Health Center, “the Hub” building with a Welcome Center and Axis Coffee Bar + Eatery.

Yes! We are a pedestrian-friendly community with about 15 miles of walking/biking trails that connect homes to signature places like the school, neighborhood parks, open spaces and the Town Center, and even beyond the community down to the banks of the San Joaquin River.

Some trails are paved for easy handicap accessibility.

To enhance our walkability, the community features Madison Bridge, a covered pedestrian bridge that connects residents to Hillside Elementary School, along with a boardwalk, an elevated pedestrian passageway over preserved open space within Hillside Village.

With a true small-town feel, the community happens in our Town Center from weekly certified Farmer's Market to seasonal celebrations, and features Madera County Fire Station & Sheriff’s Substation, Camarena Health and Wellness Center, “the Hub” building with our Welcome Center and Axis Coffee Bar + Eatery.

Tesoro Viejo is within the award-winning Chawanakee Unified School District. The district has been recognized by the California School Board Association as a Golden Bell Award Winner for Excellence and its schools have earned numerous academic and athletic distinctions.


Elementary & Middle School

Children of Tesoro Viejo attend Hillside Elementary School located within the community for transitional kindergarten through eighth grades. A true neighborhood school, it is just a short walk or bike ride to school. 

Students at Hillside Elementary in grades 6-8 rotate through multiple teachers and follow a block schedule for their Core subjects. In addition, all students have a variety of electives offered that enrich their learning experience and allow them to explore personal interests including STEM, Media Production, a variety of Music options, and Athletic PE or Fitness PE.


High School

High school students will attend the award-winning Minarets High School grades 9-12. Set within a small classroom setting, the school offers a variety of clubs, sports, music programs, along with Career Tech Pathways and Honors/AP courses. 

Students have the unique chance through dual enrollment to pursue college courses towards earning their Associates Arts Degree at the same time as their high school diploma.

Tesoro Viejo holds a water supply agreement with the Madera Irrigation District (MID) under which MID agrees to provide a firm and guaranteed supply of surface water to the Tesoro Viejo community.

The community has built its own state-of-the-art water treatment, wastewater treatment, and distribution facilities onsite, Tesoro Viejo Master Mutual Water Company (TVMMWC), which are being operated by California Water Service (Cal Water).

Tesoro Viejo has been thoughtfully designed to retain the best qualities of the land in terms of natural beauty and sustainable planning.  

Nearly 200 acres are dedicated to preserved natural open space, and about another 200 acres of parks, trails, and recreational amenities. 

Ten years before construction began on Tesoro Viejo, an on-site tree nursery was planted with 10,000 trees. To date, about 16,000 trees have been planted within the community.

The community has been honored with two Planning Awards for Innovation in Green Community Planning and Sustainability.

Yes. The Tesoro Viejo Maintenance Corporation dues cover social events and activities, on-site management and activities staff, along with maintenance of all common areas, including neighborhood parks, agricultural vignettes, as well as maintenance and access to use clubhouse(s) and pools.

Tesoro Viejo crafts a calendar full of activities and events for a social lifestyle centered around neighbors being neighborly and connected. 

The calendar includes year-round weekly events like our certified Farmers Market and food truck gatherings, community-wide celebrations, outdoor concerts, and seasonal events like the annual Christmas Tree Lighting ceremony.

Fire Station No. 7

Services & Conveniences

Tesoro Viejo is home to Madera County Fire Station No. 7 located within our Town Center. 

The station is staffed 24 hours a day, 365 days a year, with firefighters trained for emergency medical assistance.

Tesoro Viejo’s Town Center is also home to a Sheriff Substation, with an on-site visible presence in the community.

On-site is Camarena Health Center providing medical, dental, behavioral health, and health education services. 

Minutes from the community are Valley Children’s Hospital, Kaiser Permanente, St. Agnes Medical Center, Community Regional Medical Center, and more.

Axis Coffee Bar + Eatery located in the Town Center, is a convenient spot to get a premium cup of coffee and a bite to eat.

Coming in 2026 will be a combination neighborhood market and a 76-branded fuel station along with a Jamba Juice and car wash.

Tesoro Viejo hosts a weekly certified Farmers Market that runs year-round with both indoor and outdoor space and takes place in the heart of our Town Center. 

Held every Thursday evening, the market is a family friendly event that offers fresh and local produce, meats, baked goods, one-of-a-kind gifts and jewelry, and kids’ activities for a destination the whole family can enjoy.

Construction is underway on the Rio Mesa Boulevard expansion, a scenic three-mile stretch that will ultimately link Avenue 12 with Avenue 15. This major, multi-million-dollar road development, will ease congestion on Highway 41, improve safety, and provide an alternative access point in and out of our community. The project’s first phase is slated for completion in 2026.

As for Highway 41, according to Caltrans website, Caltrans proposes to improve 4.6 miles of State Route 41 to a four-lane expressway from 0.4 mile south of the Avenue 11 undercrossing to 0.4 mile north of Avenue 15 and projects construction will begin January 2026.
